Newbie Intro and Deal analysis and Suggestions

Hey Everyone,

I am looking at getting started in Real-estate investing. I have listened to everyone of the Biggerpockets podcast to educate myself and have been reading some forums and articles. I currently have an OK paying full time job that I like and enjoy and same for my wife. The goal for my wife and I is to build enough passive income through Buy and Hold properties that she does not have to work and can take care of the kids when we start having kids. We are looking at starting in the Klamath Falls, OR area. The one downside is that I do not have enough capitol built up to make a down payment on a house, so for now I look for a partner or hard money lender willing to take a risk on a hungry, young and hard working couple willing to put the sweat equity and market analysis in. I have a really good relationship with a local realtor who is able to show me houses whenever I want and I have time to run numbers and do the leg work.
