Excited to make my first investment!

I've decided that in Q2 of 2019 I'll be purchasing my first investment property.   I'm specifically focusing on duplexes in a smaller area (easy management and lower cost).   I plan on having one property for all of 2019 with a goal of having 10 by the end of 2024.  Any thoughts?  Pitfalls to avoid?  Advice.....Thank you I'm excited to be part of the community.
