Rental Property Mobiles and/or 4 plex

Hello everyone. I discovered BiggerPockets recently and I am hooked. I live in Redding Ca and am looking to learn more about analyzing properties in my area. I’m also interested in finding fellow investors in the are on my first few deals. It seems as if most mobile home parks want their spaces to be owner occupied. Does anyone have any experience with these mobile homes for sale? Are these park owners negotiable or is there an easy way to find the Parks that allow investors??
