I found my 1st motivated seller!! Tomorrow is the day to inspect the house, and then offer my price. He owns the house w/ no mortgage, so I will be asking for owner financing. If not I have another investor interested. Crossing my fingers.

I find it amusing when someone gets "bent out of shape" when you ask for a inspection to determine a purchases soundness... especially in areas they have no experience. Next time you might ask when was the last time they personally inspected there septic tank :-)
