First rental property advise - Lease agreements

HI, 

I am moving due to work and will be looking to rent my house out for rental income. I have thought of and tried over the years to start renting as second income by purchasing another house but it never came together and with me moving to another state I figured this would be a great time. I was wondering if anyone in Arizona had advice or points of interest when looking for a rental agreement to use based on state law? Anything to be aware of, or advise to help make it a smoother process. Also open to any advise of lessons learned for the Mesa, Gilbert, Chandler arizona areas.

@Jonathan Hughes As a 1st timer leaving the state you might consider hiring someone to do the lease up and or even the management of the property. With you moving out of state management might be valuable so you have someone here to do the move-ins, move-outs, drive-bys, inspections etc.

You will still have the opportunity to be involved and informed from a distance with your first property. We allow the landlord the decision on the tenant after we provide you summaries of the applicants. As a landlord, you are consulted on larger repair items as well.

You will also be exposed to all the forms during the process.

We work with landlords to prepare the property, market the property etc to obtain a good tenant in a short period of time.
