how to get commercial loan ?

I want to buy a commercial office building with asking price 1.5m, want to know how to get loan. 

I have a 100% owned IT consulting company, each year it can make 200k profit, my wife can make 24000 after tax. we owned three properties, worthy of 700k. I have good credit score.

now how to get loan for 1.5m commercial building ? definitely I can get heloc with 80% LTV, around 560k. after that what I should do ? still qualified to get commercial loan for rest of amount ?
