New to Buy and Hold in Panama City, FL

I live in Panama City, FL and am looking to get started with something small. I am hoping to find a 2 BR townhome close to my house that needs only cosmetic repairs. It would be around $50k-$80k. Could rent for about $850/mo after rehab. I could also get a vacation rental on the beach, but it would basically break even after HOA fees etc. It would make less money sense, but it would be nice to use it myself when family comes and on the shoulder season weekends.
