Learning the Rental Business in Jacksonville, FL

Hi, everyone. My name's Crystal and I've recently gotten serious about my interest in real estate investing. Right now, I'm trying to learn/soak up as much information as I can so that I can hopefully start out on the right foot. I've already learned a lot from BP as a guest, even creating a "cheat sheet" of useful resources and information I've picked up here. :)

I originally wanted to get started in "flipping," however, I realized I have nowhere near enough capital for that just yet, and I really don't like the idea of owing a lot of investors a lot of money. So, I've decided that buy and hold will be my strategy of choice, focusing on cashflow. Specifically, I'm going to enter the San Antonio, TX market, as that's where I'm from and where I'm trying to get back to.

I work a f/t government job (midnight shift, unfortunately) and make a decent income, with a promotion coming in November! :mrgreen: Hubby is also interested in real estate, however, he is after quick capital gains rather than cashflow.....hopefully we can reconcile our differences of opinion. :) He currently stays home with our little one, goes to school, and is a 3rd partner in a real estate investment company here in Jacksonville. My ultimate goal, and the reason for deciding to become a REI, is to afford me the luxury of staying home with my toddler and any future little ones. Ahh, that would the life, in my opinion.
