Newbies about to buy a duplex out of state (live: ID, buy: NY)

Hi all, Kim Smith here (yes that is my real name!)! My husband and I are just getting into real estate investing after dreaming about it for years! Our plans: buy and hold single family, duplex, triplex and fourplex properties for long term rental income. We are under contract on our first property: a duplex in Jefferson County NY. Trying to figure out the whole funding thing, reading everything I can on options throughout the BP website and binge listening to podcasts! The property has 1 move in ready side and one side that is just drywalled - not a cabinet, sink, or fixture to be seen! Super excited about making this happen, and doing many many more in the future! Also learning some valuable lessons about what a conventional mortgage will and will not fund!! We are also attending our first BP meetup tonight in our town! So excited to meet other folks who decided to take the plunge into REI!
