Looking for a Equity Sharing Partner

Hello everyone,

I'm the newest member of BP. I am 23 years old, a real estate agent in the South Central Wisconsin, and I'm looking to get started in real estate investing. I'm open to any investment type from single family homes, duplexes, apartment complexes, to bigger commercial property. Starting small is key for me. 

After looking on BP for sometime now, I've came across the term Equity Sharing Partnership. Not having the traditional 20-35% down for all the deals I've found, this route sounds very appealing to me. Basically I need help funding the first 20%-35% of my deals. Looking for guidance on where to start and who I need to network with to make these deals happen. I'm very new to the investing world, so if there is a different route that has worked for you please share.
