New Investor creating opportunity
Hello BP!
I'm a newbie from CA driven to build wealth through multifamily rentals. I have become obsessed with BP, everything I have been reading/hearing makes too much sense. Thank you for all of the great content, I'm excited to finally participate and meet some amazing people.
I'm looking to meet:
- Lenders
- Agents
- Contractors
- All in Milwaukee, WI
Our Criteria:
- Multi-Family Rentals (duplex,tri,quad to start)
- Strategy: BRRRR
- Market: Milwaukee WI - Bayview to Shorewood (close to water, no dangerous neighborhoods please)
- Property condition: C+ in a B neighborhood
- Rehab opportunity: room editions, curb appeal, kitchen upgrades, open to suggestions to build equity
- Purchase price: $80-$200k Need room to build equity for refi, aiming for cost + rehab = 70-75% est ARV
- Income capability: At least $100 profit/month per door
- Financing options:
- Down payment + conventional loan (I have low DTI, good credit score, low expenses, some savings, full-time job, and a partner with DP$)
- Partnership/investments from family and friends to purchase in cash if needed
- Hard money lender or private lender if needed

There are so many excellent investor agents in Milwaukee, it's hard to pick one and also many lenders---I would say join Brew City REI on Facebook and do a search for 'realtors' and then one for 'money' or 'bank' or 'lender'....tons of threads on this topic.
