Leaving my fear- From NYC to Orlando FL

Hola! 

I am very excited to learn and share my experience in this journey. I am brand new to site and real estate overall. I have been doing my research: webinar, podcasts, books, articles etc. I live in NYC and I decided to visit my target market Orlando this weekend and get to know the neighborhoods, look at some properties, meet some people etc.  

Orlando is big but I would love your opinion about potential areas you recommend to invest. It seems like the cash on cash return of at least 11% in properties that do not need much rehab and are under $175k could be out question these days by looking at what is being marketed for sell. 

If you are familiar with this market, do you have any tips you can provide about the right approach in finding a good deal (deal finder, property types, desirable neighborhoods, etc? Lessons learned will also be valuable. Thank you so much!
