Hello everyone. I have been visiting this site for awhile and finally decided to sign up. My brother and I have a homebuilding firm down in South East Georgia. We also have a commercial construction company that does primarily work for the federal Government. We have a few projects we are currently completing and have decided to focus primarily on the residential side. We have been fortunate enough to do well over the years and wish to scale down the company to a 3-4 man operation. We have gown tired of the hassles of large construction projects and dealing with troublesome sub contractors. We have enjoyed the home building quite a bit more and wish to expand that into rehabbing and rental property. The homes we build are primarily spec homes in the 200,00 to 500,000 dollar price range. While these are usually very profitable, they take a long time to finish and it sometimes takes a few months to get sold. We would like to use the rehab projects and rental property to fill in the gaps and ultimately may decide to so primarily that depending on how successful we are at it.

Basically what we have is a good amount of cash, good contracting experience, and a great work ethic. What we do not have is experience in finding deals or a large number of contacts in the Atlanta area. This forum has been most educational. I look forward to continuing that education as well as getting to know many of you. We have learned over the years that networking and building a reputation for honesty and fair dealings will pay dividends for years to come. I hope I can be of assistance to many members here and vice versa. Thanks for having us!
