New to investing Real Estate

Hello All, I am a newbie to real estate investing and need guidance on where to start. 

I currently live in the Monroe NJ and would like to invest in Rental/Residential/Commercial Property. In NJ Taxes and property values are so high. I am not looking for a quick dollar and my long term goal is to buy and hold, and leverage rentals to purchase more. Wanted to get others feedback on investing out of state, or just general guidance on how I should approach my strategy.
