financing for Duplex

Hello

I have just started to look into investment properties. At first I thought finding a private investor to fund a flip would be a good idea until I started doing more research on the annual ROI you can make with Rental property. I have about 5-10k to invest in. But I am trying to figure out if I should Finance a duplex using the money I have as a down payment then either live in half of the Duplex or Rent out both sides. What would be the difference in financing between living in the duplex and renting it out vs renting the whole thing out?
