First off I appreciate the opportunity to learn this site provides, thanks everyone.
i believe i am in a good position in life to take some risks mainly b/c i am single. i also hear that this is a great time to buy b/c you can get properties on the cheap. with 12K in the bank; any suggestions or ideas? my tentative goal is to have 4 houses cashflowing between $200-400 each month within 2 years.

Read "Deals on Wheels" by Lonnie Scruggs and you can use your $12K in the mobile home arena without using hard money. You have a mentor available to possibly borrow some funds from to do a few more. As these build your cash - you can then look at getting into single family homes or possibly a small mobile home park.
