Hello BP friends!

My name is Danny Ko and I am a new investor from coastal California.

I love meeting/talking with new people so please feel free to connect with me.

Here is a little bit about me..

I am recently married (about a month ago) with my beautiful wife and have W2 job as an engineer with some side hustles. My childhood friend recently shared his insights and experiences on real estate investing with me and after that discussion, my life was changed. For the past two months, I've been reading books, blogs and listening to podcasts on literally every minutes of my spare time to educate myself on the topic. Not only to educate but learning about REI is just lot more fun for me than doing other pointless things now..

Everyone's time is valuable and I am not trying to waste anybody's time so I reached out to few lenders right away and received prequalification so I could somewhat prove my commitment.

The market that I am mostly interested in is Indianapolis. I was studying multiple cashflowing markets but I just decided to narrow down my area to really focus and become expert in one city and then diversify later. My current strategy is to buy&hold SFH for cash-flow. My criteria for purchase is 80-100k within the B neighborhood with <$200 monthly cashflow and <13% COC. (Any feedbacks on my criteria are welcome) I've read so many great reviews and success stories for buy&hold strategies in Indianapolis but at the same time, everyone agrees that it really depends on the neighborhood and neighborhoods are differ street by street. And that's where I need the most help.

I plan on visiting the city asap but in parallel, am looking to network extensively with everyone (agents, wholesaler, contractor, and etc).

If anyone can share insights and neighborhood reviews of Indianapolis that will fit my criteria, I'd really appreciate it.

Didn't anticipate in writing this lengthy post but I guess I really enjoy discussing about REI. Again, any feedbacks are welcome!
