Hello, my name is Nigel. Ive recently discovered this great forum while watching finance videos on youtube. My goals are to build passive income and eventually be driving a porche 997 on the daily. Ive been interested in real estate investing ever since my mom persuaded me to not move out of the house by telling me i could save all my money instead and invest it in rental units like she has done for future income. Ever since than i was sold on real estate, and i think it will help that i have had various construction jobs in the past giving me some general knowledge on home improvement and such. im eager to make some new friends and gain lots of valuable knowledge for my first investment. If anyone has advice for my first investment or any helpful input its all appreciated, thanks

Nigel,

     Welcome to BP.  This is certainly a great place to learn about real estate.  I hope it won't take long to see that earning is a result of something else.  Most of us who are in this business find our pleasure in helping folks find good housing or perhaps in taking what might be the worst looking house in a neighborhood and bringing it back up to the average house or above.  Those folks that focus their business on just making money easily use tactics such as lying or deception.  But in the long run, they cannot build a business because their customer do not recommend them to others.

   I have three properties that I rent.  I'm just at the point where I want to take my interest and make it into a business.  I am focusing on buying properties that have the right numbers, meaning good purchase price, I have to understand my renovation costs, my holding cost and what I can rent or sell it at the end.  My process has to fairly quick.  No more than a few months from beginning to end.  Just like a factory.  My product has to be something that people will want to buy or rent.  That is the business.  It is focused on what others want.  It is going to be their home.

   There are well over 200 podcasts.  There is a lot of info in them.  Listen to them all several times.  You'll pick it up.  If I can be any help just let me know.
