New member intro and Key Metrics ?

Hi All,

My name is David and I am new to Real estate investing and the B.P. community. I have a finance background and I was hoping that I could get some tips on some key metrics that can be used prior to investing. My goal is to make a list of formulas (i.e. IRR or ROI) and other metrics that would help guide me in my search of different properties.
