New Investor in Washington, DC

Happy New Year everyone. My name is Monica Blair. I am a new investor from Washington, DC. I have always had a burning desire to invest in real estate and to own my own busines but felt I needed formal education or at least guidance from someone that knew what the harry heck they were talking about. In 2007 I took a home inspectors course and became a licensed home inspector. However after reading Rich Dad Poor Dad, I realized that I was going in the wrong direction for me. I put home inspecting on ice and continued my day job. I am by trade a telephone tech. I have been doing that for over 23 yrs.
In April of 2010 I found the classes that would suit my needs through Rich Dad Poor Dad-Robert Kiyosaki. I begain my education a bit unconventional as most people take begginer classes in Wholesaling; I started in Land Development. I have taking a class on Commercial Properties and Creative Finance. I soon aligned myself with my local REIA and have been very active. I purchased a system through one of the local gurus that I thought would be great for me to pull the trigger sorta speak. It had links to a lot of the places I needed to find and the system was simple enough to follow. Buy low sell high owner finance and sell the note. I am partnered with another investor and that is what we are doing now. I am in the process of seasoning the note and we are looking forward to selling it and moving on.
My investment strategy is to use OPM and my own to purchase no less than 10 properties in Birmingham, Al with the steps I used in the system I purchased. One caviet. I will not be selling the notes on the additional properties. Also to raise capital for the Alabama project I am actively wholesaling in Washington, DC. My goal is to expand into Atlanta, GA by the year's end to buy, hold, and rent.
If all goes according to plan I want to be in position to leave my day job in a year. I also have several other real estate projects in the works to boost my capital and offer me multiple streams of income.
Along the way one of my passions is to educate kids on money and finance. I hope to open a non profit in my area soon that can offer just that. I have the curriculum and a rough draft of my project. Within the next few years I will revitalize my home inspection company with the focus of hiring inspectors and employees to run the business.
I am very active in my education as I read avidly on my subjects and am a part of a Mastermind group that I now find myself partnered with to bring to DC the connections I find lacking and have a great need for.
I am looking to network with investors in DC, AL, and ATL. I would like to expand my team of allies to possibly work with or share experiences. I often find myself connecting with other investors in regions that are not my focus that have properties to sell or needs to buy so I am open to connect with all areas.
