Hello everyone,

I became interested in rentals due to the need in the town I live in. My search for how-to guides and DIY instructions brought me to the BiggerPockets Podcast, which has in turn lead me here. Through the website, I also found multiple books. Currently I am reading BP’s The Book on Rental Property Investing by Brian Turner. This is a terrific book for beginners but difficult to take in the realization.

Trenton has about 6,000 people and a small 2-year college. There is some lodging for the students, but there is a need for more, affordable, and closer rentals to the school. This brings two challenges: college student rentals and building the team in a small rural town. If anyone as experience in either, I’d like to hear the good and bad. If you have experience with both, I’d love to hear from you.

My plan is to use my income from being an EMS helicopter pilot to purchase, rehab, and rent single family properties. I would like to get to the point that the rentals will let me retire from the Army to supplement that income and give me more time with my children. Additional secondary goals are in mind, but that is the primary.
