Just Getting Started from Eastern MA - Local or Remote?

Hey Everyone,

My name's Will, and I'm just getting started investing in real estate.  I've read several books by the BP founders and I'm ready to get involved. 

My goal is to start simple by focusing on cash-flow.  I'm thinking a turn-key investment in a reasonable neighborhood.

If I invest near Boston, I plan to spend $400k+ on a multi-unit property with an FHA 30 Year loan. But, I'm worried I'll pigeonhole myself with the 96.5% LTV. So, I'm considering investing remote in a less expensive $140k- property with a standard 30 year loan at 80% LTV.

From what I can gather, I'll be trading cash-flow for some additional risk tolerance.
