What are the best ways to get started in real estate?

Hello All,

I was recently introduced to "BiggerPockets" and I have to say it's awesome! I've been listening to the podcasts as well as reading the resource information and it's a bit overwhelming for a newbie. I would love some advice as to where to start.

My main goal is to build a rental portfolio that will produce $10,000 profit per month in rental income. I would like to do all the property management myself so I wouldn't need to have a property manager.

What would be the best course to achieve this goal? Starting with a single unit home or jumping into a 4-8 unit property?

What is the best option for funding? Using my own money, or financing the project with traditional financing?

Is it advisable to live in/on the property as well for tax reasons?

Where should I start (besides biggerpockets) to educate myself as a beginner? Books, online courses, etc...

Thank you all for your time and help.
