New Indianapolis Area Investor
Hi all, I wanted to introduce myself. I'm a new member here, and my wife and I are looking to jump into investing in the Indianapolis market. We currently live on the north side of Indy. I've been studying and trying to research investing the last several months - reading tons of books and obviously found BP which is a huge resource already. Wholesaling, buy and hold and flipping all intrigue me, but obviously I need to pick one and focus on it when getting started. We're going to try to attend more of the local REI meetings to get to know people before we dive in. I'm a local Realtor already and our team does roughly $30M-$35M+ each year, so I have a good lay of the land as far as locations/areas go. Obviously, investing is an entirely different ball game. I'd love to connect with folks, and hope to run into some of you at local meetings.
I just returned from I do last week after having had the opportunity to meet some locals in multiple fascets of investing in Indy.

Chad, welcome to the investing world here in Indianapolis! One bit of advice I would give you from experience is to vet your contractors and landlords. As a PM and investor specific agent, I have had several clients come to us with properties in disarray due to poor contracting work and mismanagement by PM's. Although you are the investor and the PM is supposed to handle the daily duties, it is vital to keep your finger on the pulse of your assets. Obviously these items are more related to the buy/hold, buy/flip strategies.
Again, welcome to the investor side of things! It truly is different than the traditional market. Focus on numbers and not emotions!
Thanks for the advice, @Max Richter! I greatly appreciate it. I'll definitely use that as I move forward. It's hard enough as it is (as a Realtor) to find really good contractors, let alone trying to do a flip or BRRRR strategy. Hopefully I can stumble across some reputable, reliable contractors & PM's through our (my wife and I) networking.
