Been roofing over 12 years now and have seen most problems. I'm here [edit] should you have any roofing or leak questions. Happy investing!

What do you find that investors neglect the most with roofing that can save them money in the long run if it is addressed?

Hey Brian,
Have your plumbing jacks resealed. Squirels are a big problem and main cause of leaks. They sharpen their teeth on lead jacks and leave holes where rain can come in thru. There is a sealant we use called NP1 that does not crack with heat. Be sure to seal all exposed nail head around jacks as well. Should not take more than 30 minutes to inspect and seal most homes. If its a home you want to keep for a while and the attic feels like an oven, install ridgevents or at least a few turbines(whirlybirds) to take out some of that heat. Heat is the #1 cause of roof failure and plumbing jacks are usually #1 area where leaks develop. Thank you for the welcome and I hope this info helps.
