New to DP and REI, learning how to get started and find deals

Hey there, I'm excited to join the BP community and learn more about REI. I've been listening to BP podcasts for a few months, and have read Long Distance Real Estate Investing. I live in southern California, so finding properties around my area to purchase and rent out doesn't seem like a good investment if I'm looking to cash flow immediately. I've been casually looking out of state for my first purchase, but honestly am a little lost how I should be looking and what steps to take next. I have a good friend who is interesting in investing with me as a joint venture and we're just trying to figure out how to put our drive in to action. Any advice you may have for a first time investor would be awesome. I'm looking forward to getting my first deal, but want to make sure that I am making a wise move. Thanks!
