Nashville Newbie - Looking for single fam buy and hold

What's going on, BP? I'm Lauren and I live in Nashville, TN.  I'm originally from Memphis but have been in the Nashville area for almost 6 years.  I work in commercial real estate, selecting new store locations for a large retailer, but I'm not down in the weeds in the actual real estate transactions.  

With that being said, real estate has always been of interest to me and I am now looking to scoop my first single family property as a buy and hold long term.  I'm sure there are many folks on BP from the Nashville area.  With parts of the market here exploding, I'm curious what other Nashville investors believe are the good investment property neighborhoods or if outside of Nashville is a better option.  Any insight is always appreciated!

If you're looking to do a buy and hold then Memphis is not a bad place to start. I have had great luck investing in the area just south of the U of Memphis campus, Shirwood Forest. When I first started, I looked into investing in Nashville and Knoxville but the numbers (and price point) looked better in Memphis.
