My name is Femi Otuyelu, and i'm a cash flow consultant. Currently, buying performing, sub-performing, and non-performing financial instruments (mortgage notes, trust deeds etc.). We help people who can’t qualify for conventional financing, with creative financing options. We buy new and existing seller carried back notes created in the sale of property straight out of escrow as well as other cash flows. We present many lucrative ways for buyers to obtain financing, and for sellers a way expedite the sale of their properties.

Note Requirements
• Payor's Credit Score accounts for 30% of a note's value. Be sure to include it on the form.
• Complete copy of the signed promissory note
• 10% Down Payment on SFR & Mobile Home Notes
• 20% Down on Commercial Properties
• 30% Down on Business Notes
• 3 months seasoning preferred on ALL Notes; including Mobile Home Notes.
• Executive Summary submitted with all Business Notes and made available if necessary for any Commercial Note.
• For simultaneous closings, we will need a complete, signed copy of the payors 1003 or equivalent.*
* Using the Simultaneous Purchase process
1. The Seller sets the sale price to exactly the appraised value and advertises "Owner Will Finance...No Bank Qualifying!"
2. Interested Buyers go through a pre-qualification process to determine the best prospect
3. The Seller and Buyer agree on the structure and terms of the note to be created (we can provide some guidelines) and sign a Real Estate Purchase Contract
4. At closing the Seller creates a 1st mortgage and simultaneously sells/assigns the mortgage note to us.
5. The Seller receives the Buyer's down payment plus the proceeds from the sale of the note (we pay top dollars for 1st mortgages any where from 80%- 95% value).
I'm looking to expand my referral base and offer a fee for any leads that move to close equivalent of 10% the negotiated discount on the note. Please feel free to contact me if you, a friend , or a client are looking to liquidate a note.
