Newbie From Southeastern Connecticut

Hey BP,

My name is Kerry and I am from Southern CT,  I've been side stepping around real estate for the past year or so I decided to take the plunge and put up my first post after listening to the podcasts and reading multiple books.

I am an educator and father of 3 who is passionate about learning and after completing my advanced degree, I thought taking a real estate class would be FUN to learn! Fast forward a year later I have been to a few REA meetings with locals from area who have some experience in real estate. Over the course of that time, I have been figuring out which strategy I would like to pursue in real estate. I ultimately would like to do buy & hold on multi-family and single family rentals. 

I have some background knowledge in the field as my sister and brother-in-law are buy and hold investors, as well as having career experience in the home loan process. I'm looking forward to taking the next steps to purchase my first income property, but of course have a little bad debt to pay down. If anyone has any advice as far as how to approach my first deal while paying off debt, it would be greatly appreciated.
