How to start my journey in real estate investment

Hey! My name is Jeremy and I am brand new to real estate investing. I am interested in rentals for the future but want to start with a few flips. I have around 45K cash (and full time job -W-2) and the banks are not wanting to finance flip projects. They will however finance rentals if they are 100% complete and livable. What guidance do you have for me as I start my journey? My goal this year is to have at least one deal (rehab and sell / rent). I welcome any and all advise!!!
