From rural Nevada and new to the forums
Hello, I'm from rural Nevada, and focusing on purchasing properties that cashflow in any market. (Like all of you) I just wanted to get on here and say thanks to everyone that is putting information out for the rest of us to consume. There is a lot of good information and with all of it to go through I have been able to take pieces that apply and implement them accordingly. After going through a coaching program I wish I would have found this site before going through. I believe I would have been more prepared or not have had to do the coaching program at all. I have been lurking for a while, listening to the podcasts and reading books I am trying to learn how to use the Forum's more. I just closed and received keys on my first investment property, a nice little 4 plex that should cashflow decent its almost at the 1% rule qualification with rent increases that are due it will hit and then some. I am refinancing personal residence, which will allow me to live for "free" and move on to the next buy hold rental purchase. Kind of backwards way into "house hack" I guess. I am reading everything I can get my hands on and looking for new markets. I have time, and basic knowledge if you need to bounce ideas off of someone.
