Been Pro for a couple weeks now, figured it was time to make an introduction.

Hello BP community!

My name is Joe McGranaghan.

I'm a senior software engineer is the ecommerce space today.

Also a single father of an eight year old girl.

I always though 'when I got rich', I would get into real estate lol.

I'm almost 40 now and realized the flaw in my plans ...

So I've been reading and studying real estate for 3 months now,

just devouring everything I can and taking notes, learning more.

Went through various emotional stages, anger that I hadn't done this before,

excitement, overwhelmed by everything I was learning, and now some clarity.

So, this is my current plan to enter:

Start with wholesaling. That seems to make the most sense,

as everything I've learned says it's about the deals, so learn that.

Put profits back into marketing mostly to start.

Next step is flip a few where numbers work the best.

Then move on to buy and hold.

I fully intend to build a business with this.

And being a software systems kinda guy, I will be automating

and hiring people where needed so I can keep pushing on the scaling side.

At least that my plans as of now.

I'm registering LLC now and getting business cards and website etc going.

(This stuff is easy for me, so I'd rather have it first. I know some disagree.)

I'm going to start going to some networking events to meet others.

First I think is the one at Fody's in Nashua, December 20th.

And others if I can find them. Feel free to point me in the right direction.

Since I'm starting with the wholesale side, I'm looking to connect with cash buyer

and find out what people are looking for so I can target those markets more.

And if anybody around here is wholesaling, it would be great to have someone

guide me a bit. You know, legal, ethical, double close.

Paperwork, title company, all those details and logistics.

Also, if I form a mutual relationship with anyone,

I'm more than willing to provide some software or

website type work to make sure I'm giving back, if needed.
