New construction loan out there

Hello my name is Sérgio and i am realtor in Northern California. I am new to bigger pockets, as far as posting questions, but i have been on here reading many articles and attended many of their webinars, they are awesome. I want to break into the residential real estate development field. I want to know if anyone can give me some advice as far how to find builders who are willing to cooperate with certain types of construction loans. There is a program I qualify for that pays for the sale of the land up front and finances the build up front and no payments until the construction is finished. Seems like that’s easier than using investors who charge a lot of money for the hard money loans. Any comments, suggestions, or thoughts I am open to hearing.
