NEWBIE FROM PA/NJ AREA
Good Morning Bigger Pockets!!
I am finally making my introduction post. I have been hanging around the BP forums for some time reading and learning and I have finally gotten to the point where I am ready to engage with folks.
My name is Jason Sink. I live in Northampton County PA and grew up in northwest New jersey. I don't have a background in RE. The only purchase I have made is my personal residence. I became interested in real estate investing in June of this year and stumbled across the BP podcast on YouTube. Since then I have listen to probably 20 podcasts, read Brandons book on rentals, J. Scott's book on flipping and of course the little purple book "Rich Dad, Poor Dad" and i just cracked open "How To Win Friends & Influence People."
My RE goal is cash flow to supplement our income so that spouse can maximize her 401k contributions. I have a few options that we have been looking into and i was hoping to learn more about them from the group at bigger pockets. I am comfortable with making initial investments on a deal upto 100k at this point.
A. The first strategy was purchasing multi-family properties in the Lehigh Valley PA area.
B. A close friend who is a broker and hard money lender offered to do an LLC to do hard money loans with a 12% return in 12-18 months.
C. the third option was something just recently presented to me from a group of investors in the NYC metro area. They gave me two options
1. 100K investment with 2 year lock out period and i'd have equity in the deal after the 24 months (no guarantee on ROI but they expect 9-15% average)
or
2. 100K investment with 7% guarantee ROI
The deal includes 5 properties (4 in Jersey City and 1 in NYC)
With both deals I was told I would be allowed to work with them and shadow the entire process and projects so I am able to learn.
I am looking for some insight from more experienced members on these offers.
Also, if anyone uses Securities backed lines of credit I am looking for information on that as I may use my stock portfolio for the initial 100K investment cash so I can leave it in the market and not pay taxes on the withdrawal.
