Lease to Own Property

Hi all! Full diclosure....novice here. Would much like yo get into RE Investing. There is a house available for as Rent to Own here in the South Bay area of LA about 2.5 miles from the new rams stadium. 3 beds/1 bath valued at approx 450k. The thing i love about this deal is that the property sits on a 6k lot which would be prime for devolpment into MF as it is surrounded by MF units. Please provide me with some guidance on this opportunity. Thank you!
