Two unit property - to buy or not to buy?

Hi Guys,

I'm new to all of this and looking to buy a multi unit property with a partner. She found a two unit property that contains a four bedroom unit and a two bedroom unit for $285,000 right outside of Baltimore. The house looks nice and would have to confirm but generates about $2,500 in rent a month. She would get a bank loan for 70% loan to value so we would have to come up with the 30% between the two of us. I would get a private loan for the half that I would have to pay, but I'm not sure if this is a good deal or if we should keep looking. How can I tell if this is a good deal or not?
