Hello!  I am a brand new investor and looking to cut my teeth in wholesaling!  Probably, like most of you, I have gone to seminars, listened to podcast, watched youtube videos and am now ready to take the plunge.  I feel like I have a good understanding of how everything works now I just have to dive in and make my mark.  The thing is, it is very overwhelming knowing that I will be on my own (technically) and there are lots of things i will have to learn as i go.  As crazy as this question may sound, does anyone have any advice on where to start?

The one thing that keeps me up at night is going to the closing table with someone and I completely screw it up!!!

Thanks in advance I appreciate any/all replies
