Longtime Employee Looking for Passive Income

Hello everyone, I've been an office professional in Chicago going on 17 years and have saved up almost 100k and have been looking into real estate investing to start earning passive income. I won't be quitting my day job so I'm interested in the buy and hold game mostly. I've been listening to the BP podcasts for about 3 months and reading these forums when I can. I'm at the point where I'm talking to a realtor but for sure having analysis paralysis. I'm determined to find a deal though, it's just a lot to consider, especially in Chicago where everything is so expensive. Anyway, thought I'd finally register and say hi. I won't be contributing as much as I'll be learning for a while but I'm glad to be here.
