New to Real Estate and in the New Orleans, Louisiana area

I am 25 and just started reading into real estate. I want to find a decent multi-family to buy around the city area. I am curious if there are anything specific in Louisiana I should pay attention or look into. I have a full-time job with about 20k to start my first purchase.

Should I get any licensing? I can provide more information on my situation. Excited to get into real estate
