Newbie living in THE hot spot of Nashville, TN

Hi everyone! I've heard so many great things about Bigger Pockets and the community engagement! My wife and I aren't strangers to real estate, but we've learned through some mistakes and have only scratched the surface. We've recently sold our 1st rental property (was a rental for 5 years) & are ready to start our next focus...vacation rental properties. In the short-term, we are focused on finding a vacation rental that will give us enough cash flow to save towards the next. We are both healthcare professionals by trade, which will remain our primary source of income, but for the long-term we wish to invest in multiple vacation rentals that provides us financial freedom from our primary source of income and allows us to spend more time outside the four walls and enjoy life. We currently reside in Nashville, TN by way of the Mississippi Gulf Coast originally and the things you've likely read about our real estate market are true. It's feast (for developers) or famine (for homebuyers) in and around all parts of the middle Tennessee area. Truly astonishing actually. I'm looking forward to gaining some knowledge through the community and Bigger Pockets to get us started. I'm hoping to connect with like-minded individuals that have similar aspirations as my wife and I. Thank you for reading!

I like your motivation for vacation rentals for a lot of reasons. We are active long and short term operators and shifting towards nearly all short term furnished rentals. Lifestyle assets produce both lifestyle and financial dividends. Vacation and Airbnb rentals create the opportunity to live, work, play anywhere, any time. And if all your assets are occupied, you can use revenue to subsidize the cost of renting a furnished vacation home in a different destination. It is a Wanderful Lifestyle!
