Newbie from west Cleveland

Hello BP! I am a newbie investor from Amherst Ohio which is about 45 minutes west of Cleveland. I am looking to invest in small multi family homes under 100k. I have been concentrating most search efforts in the nearby city of Lorain. I have found a few that have interested me but I am having a hard time figuring out what is considered to be a good deal for the area? Just wondering if anyone was familiar with the area and had advice on making my first purchase? I am looking forward to being a member of the BP community!
