Northern Colorado Newbie

Hey,

My name is Rich and I finally decided to create an account after a few days of lurking and listening to the podcast. I discovered my interest in real estate about a week ago after I saw an article shared on Facebook about house hacking while at the same time I had been planning on renting a house with a group of friends. I began researching more about house hacking, came across Bigger Pockets, and the REI flood gates opened. I've since bought Brandon Turner's books on rental property investing (almost done) and investing with low/no money down.

I'm currently interested in multifamily (primarily) and single family buy and holds.  However as I've quickly come to realize, the northern Colorado market is nothing like where I'm from back in Missouri, so I'm also interested in investing out of state, or at least not locally due to my current financial limitations.  I've done some reading on wholesaling, but am not sure it's something I'd like to pursue after all the legality headaches I've seen people post about.

My current plan is to spend about a year learning, researching, analyzing, networking, and saving money. Knowing myself, when I become highly interested in something I tend to go all out first thing, but I am practicing restraint here. I understand real estate is not a get rich quick scheme, and I am taking steps to set myself up for success in the long run. Looking forward to connect with the community, and especially any locals. I've joined REI groups on Meetup and am eager to start attending events as they come up.
