New investor to BP and the DFW area!

Hi All, My name is Austin, I am an engineer and new investor in the Dallas / DFW area! I came across BP some time ago around when Chris Gill was on but just started recently diving deeper into all of the great content. A little about me, I would consider myself a passive investor that is looking to more aggressively invest in the long run. I currently own two SFHs with my SO, a 3/2 initially financed at 127k in AZ that has ~50k in equity and is currently being rented. And a 3/2 financed at 182k we just picked up in March here in the Dallas area that we are currently living in and improving. I definitely wouldn't consider those "deals" as we were just trying to invest and not pay rent, nonetheless I believe we still can get a great return. The next one will definitely be a deal! Our goal is to start getting some additional cash flow to eventually start flipping. I was really inspired by Zeona's podcast on airbnb and really want to do my next(read: first) deal as a short-term rental. I figure if it doesn't work out then it can probably just be converted to a long term. Looking forward to hearing any and all advice! I keep hearing in the podcasts how people have rental after rental but you don't hear much of the details on how they start out. With 2 mortgages, I am thinking that it's going to start getting a little harder to get qualified. I'm assuming you have to start going cash only / creative financing but would love to hear other people's experiences. For the DFW folks, I think we will be going to the August BP meet up so looking forward to networking with everyone! Thanks all!
