Hello Everyone, My names Michael Bean, and I'm a 20 year old aspiring real estate investor. I work as a waiter, and am a firefighter/EMT finishing up Paramedic school (6 months left). I currently owe about 8k more on my car loan, but it is in my name fully so my credit is around 720 along with 3 years of credit history so far. I am working on my real estate license. I have a few grand saved, and was wondering if any of you could offer some advice with getting approved for a mortgage while working as a waiter because most of my money is cash so that makes my W2 look pretty bad to banks. I'm looking to buy a duplex and house hack within the next 6 months to a year. Thank you all and I can't wait to start this journey!
