Hello from CA newbie investing in MO

Hi. I am currently a Sr. Marketing Manager for an online retailer in San Diego. Last year, my husband and I became interested in creating passive income through real estate.

We spent some months educating ourselves and trying to get things to work here in San Diego but have found that cash is king and you need to have a decent amount of it to play in SoCal. We did some research on other markets and settled on Kansas City as a starting point, a market we can purchase several deals with nice #’s.

I am totally hooked! We purchased our first flip (SFH) in December and now have it rehabbed and listed. The second deal we closed on 12/31, it’s a duplex. Rehab is done and our renters are moving in this week. I am trying to pick up and close on another flip and duplex in the next 30 days.

It will be nice to get to know some of you; I have already picked up some great pointers on purchasing with cash and financing with small banks.
