Seasoned Houston Realtor - Novice Investor

Hey there! I've been selling real estate in Houston for approximately 4 years and I've been in the real estate industry in other capacities since 2009. I'd classify myself as a novice investor with only one personal residence which turned flip. To make a long story short- there was an opportunity and I was just a little more brave than I was scared and luckily it was successful. I also have experience helping clients do rehabs for their buy/rent/hold scenarios as well as acting as a buyers agent for several fix & flips. I've helped several investors grow their investment portfolios with real estate and I've decided I'm ready to start building my own. I will continue what has been successful for me which entails assisting rental investors with cash transactions coupled with offering commission rebates and working with small to mid size developers. What's now broken doesn't need fixing, you know? :) As far as time v. return, it still makes sense. In addition, I would like to capitalize on my real estate knowledge, license and connections by fixing and flipping SFH. Once I've established the experience and capital I would need to feel financially confident, I intend on exploring other investment structures. But - those other areas are seemingly too far into the deep end of the pool for me, so to speak. So, for right now, focusing on these two areas I hope will allow me to focus on expanding my networking, developing a quality process and have sustainable growth. I believe have an advantage in that most of my team of contractors/vendors is already established. I've completed to date over 125+ transactions - not personal investments- just as a Realtor, in general. I appreciate all the resources BP's community seems to provide and I look forward to being a member here! Hopefully one day I will be able to intelligently and thoughtfully answer half as many questions as I'm sure I'm going to ask. :) -Stephanie
