My step to closing first investment property

I have the private lender to get 65% of the funds but a partner back out due to personal health reason. My personal credit is in the 675 ranges and my corporate paydex score is 80 but still lenders won't lend me a loan big enough to get started. Many of the hard money lenders I seem to come across usually want at least 20% to get started with higher interest rates plus added points. I'm so close to getting started but also so far away.
