Newbie Investor willing to Provide Value to Your Project

Hey BP, I am a real estate agent in Maryland. I have been a member of BP for about 8 months now, but have simply been a fly on the wall. I have been listening to the podcast, reading books, reading forum post, and occasionally attending my local REI ( I know shame on me). So I have been absorbing knowledge to further my ultimate goal of becoming a full time investor. As a real estate agent, I have sat at the closing table and after reading over the closing disclosure with investors I realized I am sitting in the wrong seat. I believe in community revitalization and plan on beginning my first project soon. So wish me luck BP, I am open to advice, I am interested in partnerships, referrals, and anything of value. So thanks in advance for the value I have found on BP and continued education I plan on receiving each of you.
