Hungry and looking to get rolling in DC/metro area

Hello BP community!  

Quick intro - currently working in the IT field for the Government in DC.  As an accidental landlord for the last few years and just finishing up a major addition to my home I've began to realize that I may have found a new calling.  

I'm looking to purchase a rental property in Maryland next, preferably in the downtown Frederick area.  With the budget I have and the passion and skills for carpentry I'm looking for fixer uppers or rehab properties primarily but of course am always keeping options open.    

Some unusual circumstances has put some pressure on me to buy property in Maryland within the next year.  So I'm looking for an agent who is familiar with the area and has some real estate investing background. 

As a somewhat newbie I've got quite a few questions but I will keep this as an intro thread.  Looking forward to talking and working with you guys!
