Live in Bay Area interested in Placer County

Hi guys. I currently own and live in Martinez California and am interested in getting into investment property in placer county area. Mostly interested in property off Interstate 80, Rocklin, Loomis, Penryn, Newcastle, Auburn, Meadow Vista, and Roseville. 

I am interested in hearing from anyone who has had success finding cash flowing properties in this area. 

I have been blown away with the resources available here on BiggerPockets and podcast. Thanks for all the great info.

@Drew CulpI live in Roseville and it is great, however, it is growing fast again like 2003 to 2005. You mentioned meadow vista. You might have a chance with some cash flow in Lake of the pines. The prices are lower than most homes in Placer county and sometimes you can find an outdated home at a reasonable price that is below comps. If you do purchase something ,just buy with built in equity then you are safe in case values do drop sometime down the road.
